nnEstimatornn nnLocation: Charlotte, NCPosition: Full-time nn nnPosition Summary:nn nnThe Estimator is a critical position within Branch Builds.

Estimators are responsible for evaluating bid specifications and drawings, ensuring that we know everything required to successfully bid and win the project.

Estimators must aggressively follow-up with subcontractors to ensure that bids are received.

Estimators also work with the Project Management teams to follow-up on bids and budgets to close the business.nn nnEssential Functions:nn nnBid Administration nn nnPrepares and maintains status of plan reproductionnn nnSolicits and maintains communication with subcontractors and vendorsnn nnPrepares sub-contractor bid packagesnn nnTransmits addenda and other bid information to subcontractorsnn nnEnsures that we have the proper coverage from subcontractors on bid daynn nnContacts supply houses to obtain additional subcontractor bidsnn nnShows creativity and resourcefulness to gain better pricing from subcontractorsnn nnSubmits 100% of bids and budgets by the bid deadline no exceptionsnn nnEnters all relevant information into estimating software nn nnProject Knowledge nn nnReview bid requirements thoroughly and asks follow-up question on every bidnn nnHas a thorough understanding of the scope for specific trades assignednn nnDevelops RFI’s and clarifications and ensure adequate subcontractor coverage and shows interestnn nnPerforms a comprehensive “bid day” analysis and scoping of specific assigned tradesnn nnUnderstands how to fit subs to the size/scope of projectnn nnCreates bid lists that fit scope of job, ensuring that we have the right subs for the projectnn nnMinimize exclusions by doing our homeworknn nnInclude value-engineering ideas on every bidnn nnFollow up & closing nn nnConsistently follows up on submitted bids and budgets with Architect and/or Construction Manager to close business.nn nnKnows architects, construction managers, property managers, brokers and can close business nn nnProject turnover nn nnProperly turns over bid documents and sub buyout information to Project Management in a timely manner.

Goal is 100% of awarded projects turned over within 90 days of notification.nn nnReview drawings with Project Management team and highlight areas of concernnn nnReview job cost with Project Management team and highlight any subs/material vendors that still need to be awardednn nnComplete project kick-off form to ensure compliance nn nnSubcontractor award nn nnThoroughly checks requirements to buy the proper scopenn nnAwards subs in a timely manner to ensure release of materialsnn nnReleases materials for record only when possiblenn nnEnsures that subs are aware of (and commit to) the project schedulenn nnProvide subs with as much information as possible (PM, Super, permit status, etc.) nn nnBuild Long Term Relationships nn nnHandle all subcontractor interactions in a manner designed to build a long-term relationship.nn nnDevelop personal / social relationships with selective subcontractors.nn nnOperate as One Team nn nnBuild strong win-win relationships with other departments within Branch, including project management, marketing, business development, accounting, and superintendents.nn nnGo the Extra Mile nn nnDo whatever it takes to ensure that Branch bids and proposals are competitive and have the greatest chance of winning.
